ABSTRACT
This research aims to analyze the effect of ownwership structure, leverage, Profitability, and size to dividend payout ratio of Property and Real Estate companies listed the Indonesian Stock Exchange in the year 2016-2018. Sample taken using purposive sampling method, with a sample of 15 of the 54 companies listed on the Indonesian Stock Exchange in 2016-2018 period. Data are analyzed using multiple regression. Hypothesis testing result indicate that the managerial ownership had no effect on dividend payout ratio, institusional ownership had a positive and significant effect on dividend payout ratio, leverage had a negative and significant effects on dividend payout ratio, profitability had a negative and significant effects on dividend payout ratio, size had no effect on dividend payout ratio.
